Loose dry particulate, greasy or oily film, baked-on residue and protein-like contamination do not behave the same way.
Pressure, air movement, openings, HVAC, shafts, chases and concealed spaces can extend contamination beyond the source room.
Sprinklers and hose streams can wet ceilings, insulation, flooring, wall cavities and lower levels far outside the direct burn footprint.
Cleanability depends on material, finish, porosity, heat exposure, residue type, timing and prior treatment.
Sequence matters
Keep structural, electrical, gas, mechanical, code and other licensed conclusions with the appropriate qualified professional.
Photograph residue patterns, burn areas, water migration, contents, systems, openings, inaccessible areas and prior actions before additional disturbance when conditions allow.
Charred debris, unstable material, contaminated contents and other reservoirs can continue to produce residue or odor and can cross-contaminate cleaner areas.
Cleaning strategy should respond to residue type and substrate instead of treating all soot as ordinary dirt.
Air treatment, fogging, oxidation or other deodorization methods do not replace removal or cleaning of the source.
Coatings can have a role on suitable retained substrates after source removal, cleaning and deodorization steps are resolved; they should not conceal an unresolved source.
Re-check cleaned areas, odor, HVAC-related patterns, concealed pathways and any unresolved uncertainty under appropriate normal conditions.
Material intelligence
Finish type, heat, residue load and prior cleaning influence whether cleaning is appropriate or whether later sealing/replacement is considered.
Finish, porosity, heat line, charring and residue penetration affect cleaning, refinishing and removal decisions.
Floors can hold residue and become tracking pathways; protection matters after cleaning.
Concealed reservoirs may remain even when visible surfaces look improved.
Returns, supplies, filters, blower components and ductwork should be investigated based on actual operating history and observed contamination; regulated work may require a qualified HVAC professional.
Absorbency, dyes, finishes, heat sensitivity and value vary widely; electronics, art and specialty textiles can require specialist handling.
